Orders your loan documents to be sent to escrow for signature

The escrow will usually take 30-60 days and 3 weeks is the average loan process during this time.
Will coordinate all principals of sales and purchase contract
Will order the preliminary title report on the property to confirm all legal information on the subject property such as owners of record, deed/lien information, current taxes and CC&R’s of record.

Review all the property information such as liens, preliminary title reports
Coordinate the information between the buyer, lender, escrow, inspections and other agent involved.
Guide the buyer through the entire process of loans, required insurance, escrow and the closing
Walks the buyer through the property to find any problems that will need to be addressed during escrow
Arrange to meet with inspectors or going through a property
Will generally accompany the buyer to escrow for loan and escrow signing
Delivers all existing keys to the property from seller to buyer.

Will order the property profile to determine the ownership, legal description, liens, bedrooms, baths, square footage, heat/air or any special amenities such as a workshop or pool
Will research market and tell the seller what the market value of their property is
List the property on multiple listing service which will reach almost every Realtor®
Markets to all Realtors, has open homes, advertises
Will oversee necessary repairs to the property during the listing period
Negotiates for the seller the price and terms of purchase with the buyers agent
Opens the escrow with the title company
Coordinates the information between the buyer’s agent, the seller, escrow, property inspections and anyone else involved in the sale
Oversees the repairs and inspections as agreed in contract
Generally meets with the seller to sign the escrow/loan documents
Arranges the pickup and delivery of keys to the property and gives any instructions on the equipment in the property and any warranties etc.
